When you decide to buy or move to a new city, it's easy to focus only on the property price and forget the expense that comes after: everyday life. Guadalajara and Playa del Carmen have very different cost structures — one is a large inland city with a mature local market, the other is a tourist destination where much of the pricing is tied to international demand.
Guadalajara: monthly budget
For a single person with a comfortable lifestyle, the typical range runs 22,000 to 30,000 pesos a month, covering a one-bedroom apartment in a mid-range area (12,000–16,000), mixed groceries and dining (4,000–5,000), transport (1,200–2,000) and entertainment (2,500–4,000). Public transport is notably cheap compared to other large Mexican cities. Playa del Carmen: monthly budget
As a tourist destination with a largely dollarized economy, the cost of living tends to run higher than in Guadalajara, especially for imported groceries, restaurants and tourist-oriented services. Rent also varies a lot by proximity to the beach and Fifth Avenue: living in residential areas away from the tourist corridor — parts of Playacar or newer areas — is usually noticeably cheaper than living downtown.
What almost everyone forgets to budget for
- Property tax (predial): low by international standards, but still a fixed annual cost.
- HOA fees: in condos and developments with amenities (pool, security, common areas), the monthly fee can be a meaningful expense, especially in Playa del Carmen.
- Property insurance: advisable in both cities, nearly essential in coastal areas given hurricane risk.
- Exchange rate: if your income is in dollars or euros, part of your "real" cost of living depends on currency swings, not just peso prices.
